While the lending authorities and Council Inspectors look at the building for their requirements, no one is looking at it just to make sure that everything is being built in a tradesman-like manner. In other words looking after your interests.

Many people arrange to have building inspections prior to progress payments to ensure that what is being asked to be paid for has in fact been completed satisfactorily. Inspections at each of the stages below will help ensure you get the quality home you are after.

If your builder knows that you will be arranging ongoing Progress Inspections by The Sydney Building Information Centre, in psychological and practical ways, he will be more inclined to build your home with more care.

Recommended stages for New Home in Progress Inspections

  1. The first inspection of building work is at the completed framing stage. The Inspector checks that the wall and roof frame has been installed to plan and in a tradesman manner. He will check that the frames are straight (ensuring a good finish to the internal gyprock). If the windows have been installed he will check their flashing to ensure they are waterproof. He will test the concrete slab for strength with a H-meter.
  2. The second inspection should be at the stage where brickwork is complete and the roof tiles are in position. This will allow the Inspector to assess the quality of brickwork, the roof tiling, the cleanliness of the wall cavities, the weep holes, the correct placement of flashings and tying of brickwork to the frame.
  3. The final inspection is suggested at practical completion to ensure that the required standards of finishes have been achieved, that fittings and accessories are of the required standard, and to ensure that the house is actually complete with no outstanding items and no rectification required.

What is included in the Inspection?

The inspection service includes 1½ hours on-site each time and the provision of a typed report itemising any defects with workmanship or materials found during the inspection.

We usually can arrange an inspection within 48 hours. We require an application form to be signed and payment to be made prior to our inspection.

Service Fees and Booking arrangements

Please note that service fees depend on a type of construction, number of bedrooms, etc. Fees for large jobs are determined by the time spent on-site and the complexity of the project. All costs quoted include GST.
